Quick answer

A shop fit-out strip-out is the removal of a retail or hospitality fit-out — shelving, counters, joinery, partitions, signage, flooring and fixtures — to return leased premises to base or shell condition, usually to satisfy an end-of-lease make-good clause. In Hobart we strip out and haul away the lot, work after hours to avoid disrupting neighbouring tenants, recycle what we can, and leave the space clear and broom-swept. Fully insured, with ABN tax invoices and licensed trades coordinated for any service disconnections.

Back to Base, Ready to Hand Back

When a lease ends, most retail and hospitality tenants have a make-good obligation: the premises have to be returned to base or shell condition, with the fit-out stripped out. Get it wrong and you risk losing your bond or being charged the landlord's own contractor rates. We take that whole job off your plate.

We strip out shops, cafes, restaurants, salons and office tenancies across Hobart — removing shelving, counters, joinery, partitions, signage, flooring and fixtures — and cart it all away. We work after hours to keep neighbouring tenants trading, recycle as much of the material as we can, and leave the space clear and broom-swept for your final inspection.

How a Strip-Out Works

  1. 01

    Site visit & quote

We assess the space, the access and your lease make-good requirements, then quote the strip-out up front based on scope and volume.

  2. 02

    Schedule around trading

We book the work after hours or in quiet periods so neighbouring tenants and centre trading are not disrupted.

  3. 03

    Services made safe

Licensed trades disconnect power, water and gas first — we coordinate with yours or arrange them — so the strip-out is safe.

  4. 04

    Strip-out & removal

We dismantle and remove the fit-out, sort timber, metal, glass and cardboard for recycling, and cart everything away.

  5. 05

    Broom-swept handover

We leave the premises clear and broom-swept, back to the condition your lease requires, with a tax invoice for your records.

Shop Strip-Out FAQs

What is a shop strip-out / make-good?
It is removing the fit-out from a leased shop or hospitality space — shelving, counters, joinery, partitions, signage, flooring and fixtures — to return the premises to the condition required by your lease, usually base or shell. Most retail leases include a make-good clause that has to be met before you hand back the keys.
Can you work after hours to avoid disrupting other tenants?
Yes. We regularly run strip-outs overnight, early morning or on weekends so neighbouring shops and centre trading are not disrupted. Tell us your access window — loading dock, lift, after-hours centre access — and we will schedule around it.
Do you handle electrical, plumbing and gas disconnections?
Those must be done by licensed trades. We coordinate with your electrician, plumber and gas-fitter (or arrange licensed trades) so services are safely disconnected and made safe before we strip out and remove the fit-out.
Do you recycle the materials?
Wherever we can. Timber, metal, glass and cardboard from a fit-out are sorted for recycling, with only genuine waste going to landfill. We can provide a tax invoice and, on request, an outline of how the material was handled.
Are you insured, and will we get a proper invoice?
Yes. We are fully insured with public liability cover (documentation on request), and ABN-registered, so you get a proper GST tax invoice — exactly what landlords and centre managers expect.
How fast can you complete a strip-out?
It depends on the size and complexity, but most shop strip-outs are completed in one to a few visits. If you are up against a lease handover date, tell us the deadline and we will plan the job to meet it.
