How Deceased Estate Cleanouts Work

Clearing a property after a death is emotionally and logistically demanding. Our process is built around discretion, family input and professional speed β€” so you can meet settlement deadlines without losing the things that matter.

  1. 01

    Initial contact

Call 0412 764 743 or email through our form. Most enquiries come from executors, family members or solicitors. Tell us the property location, rough timeline (settlement date if known) and any sensitivities β€” items being kept, family members involved, access logistics.

  2. 02

    Free on-site assessment

For estate work we always do an on-site assessment before quoting. The walk-through takes 30–60 minutes and gives us a firm price plus a realistic timeline. No charge, no obligation.

  3. 03

    Schedule and coordinate

Most full-property cleanouts take one to two days. We schedule around family availability, real estate inspections and settlement deadlines. We can coordinate with executors, agents and conveyancers if you'd prefer the property managers handle access.

  4. 04

    Family items first

Before disposal begins, family members go through the property and remove anything to be kept. Boxes, labelling and packing assistance available. We don't touch anything labelled or set aside as keep.

  5. 05

    Sort, identify, salvage

As we clear, we flag items that look valuable β€” coin collections, jewellery, paperwork that might be financial, documents, photographs. We don't make decisions about what's valuable; we set it aside and let the family or executor decide.

  6. 06

    Donate, recycle, dispose

Furniture and household goods in good condition go to charity partners where families want that pathway. Whitegoods are de-gassed and recycled. E-waste goes through proper channels. Only the genuine waste goes to landfill β€” and we can document what went where if you need it for the estate file.

  7. 07

    Final clean and lock-up

After the cleanout we sweep, vacuum and leave the property ready for inspection or sale. We can lock up and hand keys back to the executor or agent if family aren't on-site at completion.

Deceased Estate Pricing β€” Fixed Quote, No Surprises

Deceased estate cleanouts are quoted on-site after a free walk-through. Quote is fixed for the scope agreed β€” full property, particular rooms, garden only, or a combination.

What's included

  • βœ“Free on-site assessment and quote
  • βœ“Crew sized to the property
  • βœ“All trucks, equipment and labour
  • βœ“Sorting, packing of keep items, and disposal
  • βœ“Donation pathways for re-usable goods
  • βœ“Final clean and lock-up
  • βœ“GST and tax invoice

What might affect the price

  • β†’Property size β€” most three-bedroom homes are one to two day jobs
  • β†’Volume of contents β€” long-tenure homes often need more sorting and packing time
  • β†’Items requiring specialist handling β€” pianos, large safes, automotive items
  • β†’Hazardous items β€” old paint, garden chemicals; we identify and dispose appropriately at cost

The pricing promise

The on-site assessed quote is the final price. If the cleanout takes longer than expected, that's on us β€” not you.

Estates can be invoiced for settlement out of estate funds (we work with conveyancers regularly). Family members can pay directly via cash, EFT or card. ABN-registered tax invoices on every job.

How We Run Estate Cleanouts

Estate work sits at a different standard than ordinary rubbish removal. Here's ours.

Identifiable

Every booking is confirmed in writing with the agreed time, scope and quote before we arrive. You can verify any job β€” including who's scheduled to be there β€” by calling our office on 0412 764 743.

Confidentiality

We don't talk about your job, the deceased, or the contents of the property. Estate work is private. Crew members understand that and operate accordingly.

Compassion

We know this is hard. We work at a pace that suits the family β€” not us. We don't rush decisions, we don't push for extras, and we'll happily come back another day if needed.

Salvage Awareness

We flag anything that looks valuable β€” coins, jewellery, financial paperwork, photographs, documents β€” for the family to review. Decisions on what's kept stay with you, not us.

Insured

Our crews carry public liability insurance. If anything is damaged on the job, we cover it. We also flag any pre-existing scuffs at the start of the walk-through to keep everything fair.

Accountable

ABN-registered Australian business with real tax invoices, real public reviews and a local team you can talk to. We answer the phone β€” not a voicemail tree.

"Heritage cottage reno, builder left a pile of plaster, tiles and old timber on the verge. Booked these guys, gone the next morning. Quote stuck β€” even when the pile was bigger than I described on the phone."

"End-of-lease nightmare in a Federation share house. Old couch, two mattresses, a dead fridge and seven bin bags of unidentifiable stuff. They cleared the lot in 90 minutes. Bond came back in full."

"Mum's estate down at Kingston. The team turned up exactly when they said, treated everything respectfully and helped me set aside a few photos and papers I almost missed. Made a hard week noticeably easier."

"A massive eucalypt branch came down across the back garden after that southerly. They squeezed me in the next day, dragged the whole lot up the driveway themselves, and left the lawn looking better than before. No fuss."

"Cleared a packed double garage in one trip β€” old motorbike parts, paint tins, a busted ride-on, the lot. They sorted what could be recycled separately. Cheaper than a skip and I didn't lift a thing."
